Your property is live, your rates are set, and Google shows everyone except you. Frustrating, but almost always diagnosable. The causes fall into a predictable order, and checking them in that order saves you from fixing the wrong thing.

1. Nothing is feeding your listing into Google
This accounts for more cases than everything else combined. There is no manual submission form for Google Vacation Rentals. If no certified connectivity partner is pushing your rates, calendar and property content into Google’s feed, there is nothing for Google to display.
Check: Open your property management system or channel manager and find the distribution or channels section. Is a Google integration listed, and is it switched on and reporting a healthy status?
Fix: If the integration does not exist in your software, no amount of SEO work will help. You need a partner that supports it. Our step-by-step listing guide covers the setup sequence.
2. You are not eligible
Google’s guidance points to registered property-management businesses with a direct-booking website, or inventory already on an integrated booking site. Shared rooms, partial houses and casual peer-to-peer rentals are not eligible for direct integration.
Check: Are you renting a whole property, as a registered business, with a working booking engine?
Fix: Eligibility gaps are structural, not technical. Register the business, build the booking site, or accept that this channel is not currently open to you.
3. The listing is still in review
Google screens listings before publishing. This is not instant, and a feed that went live yesterday may simply be queued.
Check: Ask your partner for the submission status and date.
Fix: Wait, but not indefinitely. If a submission has been pending well beyond your partner’s stated norm, chase it — stalled reviews usually mean an unreported content problem.
4. Rates and availability are out of sync
Google compares what your feed says against what your landing page shows. Persistent mismatches degrade or remove visibility, because showing a traveller $220 and then charging $280 damages trust in the results.
Check: Pick three future date ranges. Compare the price in your feed, on your website, and on Google. They should agree.
Fix: Find where the divergence originates — usually fees, taxes or minimum-stay rules applied on the website but not in the feed, or a sync that runs too infrequently.
5. Your calendar has no availability
Obvious once stated, easy to miss in practice. If your calendar is blocked, closed for the season, or governed by a minimum-stay rule that excludes the dates being searched, you correctly do not appear.
Check: Search your own property for dates you know are open with no restrictions.
Fix: Review minimum-stay and advance-notice settings. Aggressive restrictions quietly remove you from far more searches than owners realise.
6. Your landing page is broken
Google needs a working destination. Pages that 404, redirect through multiple hops, sit behind a login, or fail to carry the traveller’s dates through will fail review or lose the booking after the click.
Check: Click your own listing. Does it land on the correct property page, with the searched dates and a matching quote?
Fix: Ensure every property has its own permanent URL that accepts date parameters. Slug changes without redirects are a frequent silent breaker.
7. Content quality is below the bar
Thin descriptions, few photos, low-resolution or portrait-orientation images, and near-identical copy repeated across your properties all cause problems at review and suppress performance afterwards.
Check: Do you have enough high-resolution landscape photos covering every space? Is each description genuinely written for that property?
Fix: Professional photography and unique per-property copy. This is unglamorous and it is usually the difference.
8. Amenity data is incomplete
Travellers filter by price, property type, occupancy, amenities and rating. An unticked amenity box removes you from every filtered search where that amenity is selected — even though your property has it.
Check: Open your property record and count the empty amenity fields.
Fix: Complete every applicable field. This is the highest-return hour of admin available on this channel.
9. Your location data is wrong
Coordinates that place the property in the wrong area mean you compete for the wrong searches. Listings cluster on Google’s map by approximate location, and a bad pin puts you in the wrong cluster.
Check: Verify latitude and longitude in your system against the actual property.
Fix: Correct the coordinates and allow a sync cycle to propagate.
The wrong thing to check first
Two dead ends worth naming, because people spend weeks on them:
Creating a Google Business Profile. Rental properties are listed as ineligible for a Business Profile, and it has no bearing on vacation rental visibility anyway — they are separate systems. See our full explanation.
Adding schema markup and waiting. Structured data is good practice for organic search, but it does not activate a Google Vacation Rentals listing. Participation runs through eligibility, connectivity and the feed.
A quick diagnostic order
- Is a certified partner actively feeding Google? If no, stop — that is the problem.
- Are you eligible? If no, that is the problem.
- Is the submission approved, or pending?
- Do feed price, site price and Google price match?
- Is there genuine availability for the dates you are testing?
- Does the landing page work and carry dates?
- Are photos, descriptions, amenities and coordinates complete and correct?
Ninety percent of cases resolve in the first three steps.
Frequently asked questions
How long after fixing something should I see results?
Feed corrections propagate within a sync cycle or two. Anything requiring re-review takes days.
My listing was visible and then vanished. Why?
Most often a broken sync, an expired integration, a blocked calendar, or landing pages that changed URL. Check the feed status before assuming a penalty.
Can competitors get my listing removed?
Not through the feed mechanism. This differs from Business Profiles, where edit suggestions and reports genuinely can cause trouble.
Do reviews affect whether I appear?
They are not an eligibility requirement, but review data influences whether travellers choose you when you do appear.
