The Vacation Rental Website SEO Checklist: 62 Points to Work Through

Most vacation rental sites fail on fundamentals rather than anything sophisticated. Broken property URLs, missing amenity data, pages that take six seconds to load, descriptions copied across eight properties. None of it is hard to fix. It just never gets audited.

Work through this list once properly, then re-run it quarterly. Each item is either done or not done — no judgement calls.

Site structure

  1. Every property has its own permanent URL, not a filtered view or a modal
  2. Every area you operate in has a location page above its properties
  3. URLs are readable and stable
  4. Every URL you have ever changed has a redirect in place
  5. Location pages link down to their properties
  6. Property pages link back up to their location page
  7. Destination guides link to both location and property pages
  8. No page sits more than three clicks from the homepage

Property pages

  1. Descriptive title, not “Property 4”
  2. Price, availability and a booking action visible above the fold on mobile
  3. Description is unique to this property, not templated across the portfolio
  4. Sleeping arrangements specified per room, with bed sizes
  5. Distances given in walking or driving minutes, not adjectives
  6. Limitations stated honestly — stairs, noise, small rooms
  7. Every applicable amenity field completed
  8. Twenty or more high-resolution landscape photos
  9. Every room and outdoor space photographed
  10. Photos current and matching the property as it is today
  11. Reviews displayed near the booking action
  12. Cancellation policy in plain language, not buried in terms
  13. Total price including fees and taxes shown before checkout

Location pages

  1. Opening paragraph could not describe anywhere else
  2. Neighbourhood-level detail with genuine trade-offs
  3. Seasonality covered — when to visit, what closes, when prices rise
  4. Getting there and getting around, with real distances
  5. Your properties listed with a line on who each suits
  6. At least 800 genuinely distinct words
  7. No page exists for an area where you have no properties

Technical

  1. HTTPS across the entire site with a valid certificate
  2. Mobile-first design, tested on an actual phone
  3. Pages load fast on a mobile connection
  4. Images compressed and lazy-loaded
  5. No property URL returns a 404
  6. No redirect chains — one hop maximum
  7. XML sitemap includes every property and location page
  8. Canonical tags correct, with no duplicate content across similar properties
  9. No login wall or interstitial popup blocking arrival

Structured data

  1. Organization markup on the homepage
  2. Breadcrumb markup reflecting actual navigation
  3. Accommodation markup on property pages, generated from your data
  4. Only marked up what is actually visible on the page
  5. All markup validated with a testing tool after any redesign

Details in our guide to vacation rental schema markup.

Booking flow

  1. Booking engine returns an accurate quote for selected dates
  2. Date parameters carry through from external links
  3. Checkout completes successfully in a real test transaction
  4. Secure, recognisable payment processing
  5. Feed price, site price and checkout total agree across three test date ranges
  6. Minimum-stay rules reflected in availability, not only at checkout

Pricing mismatches are covered in depth in our guide to rate and availability sync errors.

Content

  1. Destination guides written from first-hand knowledge, not research
  2. Every guide links to relevant location and property pages
  3. Content updated seasonally — no closed restaurants or past events
  4. Meta titles and descriptions written per page, not auto-generated
  5. One clear topic per page, with no two pages competing for the same search

Reputation

  1. Every guest asked for a review, systematically, 24–48 hours after checkout
  2. Review request is one link, sent by the channel already in use
  3. Every negative review answered
  4. No review gating, no incentives, ever
  5. Recurring complaints treated as an operations list, not a review problem

The full approach is in our guide to collecting reviews compliantly.

Measurement

  1. Analytics installed and recording bookings, not just sessions
  2. Direct booking share tracked as a percentage of total bookings
  3. Organic sessions to location and property pages tracked separately
  4. Known which content pieces precede actual bookings

How to use this

Do not attempt all sixty-two at once. Run through and mark each done or not done, then work in this order:

  1. Anything broken — 404s, failed checkouts, price mismatches. These cost money today.
  2. Conversion items — above-the-fold layout, total pricing, trust signals. Improve the traffic you already have.
  3. Content items — unique descriptions, location pages. Slower payoff, larger ceiling.
  4. Technical hygiene — structured data, sitemaps, canonicals. Important, rarely urgent.

Fixing broken things first is not glamorous, but a site with a failing checkout does not need better content.

Frequently asked questions

How long does a full pass take?

Auditing takes an afternoon. Fixing depends on what you find — usually a few weeks for the significant items.

How often should I re-run it?

Quarterly, and always after a redesign. Template changes silently break structured data, redirects and mobile layout more often than anything else.

Which items matter most?

Anything under booking flow. A page that ranks and then fails at checkout is worse than no traffic.

Do I need a developer?

Content, photo and review items are yours. Structured data, redirects and speed usually need technical help.

Want this run for you?

Sixty-two checks across a portfolio is a long afternoon, and the items that matter most are the ones hardest to spot from inside your own site. Ask for a free audit and we will send you the failures in priority order.
