Google Business Profile vs Google Vacation Rentals: Which One Do You Need?

These two products get confused constantly, and the confusion is expensive. People spend months trying to create something they are not allowed to have, while the channel that would actually work for them sits unconnected.

They are not alternatives. They are different systems, for different business types, with different rules.

The core difference in one line

Google Business Profile represents a business that customers visit in person.

Google Vacation Rentals represents inventory that travellers book for specific dates.

A management company is a business. A rental house is inventory. That distinction determines everything else.

Side by side

What it represents

Business Profile: Your company, at an address, with staff.
Vacation Rentals: Individual properties, with rates and availability.

Where it appears

Business Profile: Google Maps and the local pack — the three-business block above organic results.
Vacation Rentals: The vacation rentals surface across Search, Maps and Google Travel.

How you get in

Business Profile: Create and verify it yourself, if eligible.
Vacation Rentals: Through a certified connectivity partner feeding your rates and availability. No manual listing form exists.

Who it reaches

Business Profile: People searching for a service in an area — often property owners looking for a manager.
Vacation Rentals: Travellers comparing places to stay for specific dates.

What the click does

Business Profile: Calls you, requests directions, or visits your site.
Vacation Rentals: Lands on your property page with dates carried through, ready to book.

Eligibility

Business Profile: Requires in-person customer contact at the location during stated hours. Rental and for-sale properties — vacation homes, model homes, vacant apartments — are listed as ineligible, with sales and leasing offices as the exception.
Vacation Rentals: Requires a registered property-management business with a direct-booking website, or inventory on an integrated booking site. Shared rooms and partial houses are not eligible for direct integration.

They do not affect each other

This is the practical point most people get wrong.

Having a Business Profile does not help your properties appear in the vacation rentals surface. Not a little — not at all. Different system, different inputs.

Equally, having vacation rental listings does not create or improve a Business Profile.

So the question is never “which one should I invest in for better rankings.” It is “which of these does my business type actually qualify for,” and often the answer is both, for different purposes.

Which do you need?

You rent out properties, no office, no staff

Vacation Rentals: yes. This is your channel. Get connected through a partner.
Business Profile: no. The properties are ineligible. Creating one anyway risks a suspension that takes your reviews with it — see what happens when that goes wrong.

You run a management company from a staffed office

Both. One Business Profile for the company, which ranks for management and rental-management searches and brings owner enquiries. Plus vacation rental listings for the properties you manage. They serve different customers — owners and guests — and both are worth having.

You have one property and rent a room in it

Neither. Room rentals are outside the eligible property types, and the property cannot have a Business Profile. Platforms and organic content on your own site are your realistic routes.

You manage properties but have no direct-booking website

Business Profile: possibly, if you have a real staffed office.
Vacation Rentals: not yet. The website is the prerequisite, since that is where Google sends the click.

Where the commercial value differs

Worth thinking about, because they are not equivalent in what they bring in.

A vacation rental listing brings a guest booking — one stay, one property, revenue you keep because there is no referral fee.

A Business Profile for a management company brings an owner enquiry. One new owner client can mean a property under management for years. Fewer leads, much higher value per lead.

Managers who dismiss the Business Profile as “just for local businesses” are usually leaving the more valuable channel unclaimed. The category you choose largely determines whether it works.

Frequently asked questions

Can I create a Business Profile for each property I manage?

No. Properties are ineligible, and multiple profiles at one address is a fast route to a bulk suspension across your account.

I already have a profile for a rental and it has never been touched. Should I remove it?

Enforcement is inconsistent, so many survive for years. But it can be suspended at any time, including on a competitor’s report, and the reviews go with it. Do not build anything load-bearing on it.

Does a Business Profile help me rank for “vacation rentals in my area”?

For your management company, potentially. For an individual property, no — that is the vacation rentals surface, fed by your partner.

Which should I set up first?

Whichever you qualify for. If you run a management company, the Business Profile is faster and free. Vacation rentals takes longer because it needs the website and partner in place.
